Use the Right Exposure Strategy
In terms of residential real estate, you’re thinking about who is the next most likely owner of this home. This is about understanding the target market, and creating the strongest demand at a single point in time to attract the strongest buyer. This is one reason to avoid “Coming Soon” signs, which are a bit of a trend right now.

In terms of income properties, you never want to put a for sale sign in front of those properties. The tenants then thinking you’re inviting someone with a long tail and forked tongue who is going to raise the rent. This is generally how tenants think of a new landlord coming in, and it leads tenants to think about moving as soon as possible. You don’t want to clear your rental property with a for sale sign.
Working with a realtor or broker is a bit like being coached. They help sellers see what they need to do to help the property sell for a good price. They can also connect sellers with professionals who will declutter and stage their property—and do it in a timely manner for the right price.
